Dear Residents and Unit Owners:

Please be reminded that if you are not feeling well or are showing any signs or symptoms of illness, to please contact building staff and/or management by telephone or email so that we can discuss with you the proper protocols with respect to handling your refuse, deliveries and quarantine. All information will be kept confidential.

Additionally, please remember that building staff is not authorized, nor do they have the proper medical credentials to assess, evaluate, or assist with any resident's medical condition or needs. If you need medical help, the staff will be able to assist in contacting your emergency contact on file, or the appropriate agency/first responder to provide assistance. If you do not have emergency contact information on file, or would like to update this information, please send your request to Stephanie Constanzo at sconstanzo@akam.com and we will have it added.

In keeping with the CDC’s recommendations with respect to “social distancing” in order to prevent the spread of the COVID-19 virus (coronavirus) the building is suspending any in person meetings or questions with the building’s resident manager, Garry Winters.

Until further notice, if you have a question or concern that you would like to ask Garry please only call his office phone- 212-289-2454 as we will not be accepting visitors in his office.

Subject: Coronavirus (COVID-19) Update

Dear Residents:

We hope that you and your families are safe and well. The Centers for Disease Control and Prevention (CDC) and NYC Department of Health (DOH) mandate specific procedures for preventing the spread of the Coronavirus (COVID-19). Following these guidelines is what you can do to actively take part in protecting the health and safety of your loved ones and fellow residents.

Below are important updates and procedures regarding various aspects of building operations.

Building Operations:

The Realty Advisory Board on building staff relations confirmed on March 19, 2020 that building staff members are designated as “essential employees” and are not subject to any reduction in workforce issued in an Executive Order by Governor Cuomo and will continue to service the building and work their regular shifts

Notification and Quarantine:

Residents are asked to immediately inform the building’s Resident Manager/Superintendent or AKAM Management Executive if anyone in their household tests positive or has been exposed to the virus and must be quarantined per government guidelines. This includes mandated and voluntary quarantine. Your identity will be kept confidential if the building is required to inform other residents of the quarantine or if a resident(s) test positive. Timely communication and strict adherence to quarantine protocols by residents is critical to managing the risk of spreading the virus to your fellow residents or building staff members.

The building will follow all government issued directives and best practices to manage the risk of community spread. There are particular steps that must be taken by building staff if an apartment/unit has occupants who are under quarantine which include placing deliveries at your door and conducting a thorough cleaning of areas that have been traveled within the building.

Sanitizing and Disinfecting:

Building staff members have been provided with DOH issued guidelines on increased cleaning of common areas and frequently touched surfaces including amenity spaces, as applicable. Hand sanitizing stations or hand sanitizer is available at entrances and high-traffic areas. Please follow proper personal hygiene guidelines and practice social distancing. Any updates to cleaning protocols and procedures will continue to be sent to building staff members as they are received.


We also urge all residents to follow CDC and DOH guidelines on cleaning and disinfecting of your individual apartment/units. These guidelines can be found on the respective sites of these agencies.

Individual Apartment/Unit Access:

If a building staff member must enter an apartment/unit for essential work, they have been instructed by the Department of Health to ask if a member of the household has symptoms of the virus, has traveled overseas, or has had contact with someone who has been exposed or confirmed to be infected. If the answer to those questions is no, then the building service staff member can proceed with the essential work, but all occupants of the apartment/unit are to stay at least 6 feet away (or in another room). If the answer to the questions is yes, then the building staff member will call a third-party service provider who has the proper protective gear to complete the work. Building staff members will ensure that the third-party service provider is not experiencing any symptoms and has the property protective gear.

On-Site Office:

Residents of buildings with management offices and/or superintendent offices on-site are being asked to make contact via phone or E-mail only.

Preventative Practices:

Preventative practices are key in helping to mitigate the likelihood of contracting any respiratory illness. As noted by the CDC and DOH, the following actions can help minimize your risk:

  • Stay home if you are sick

  • Avoid close contact with people who are sick

  • Wash your hands often with soap and water for at least 20 seconds

  • Do not touch your face with unwashed hands

  • Wash your hands frequently

  • Be mindful of contact with persons who may be suffering from a respiratory illness

  • Cover your mouth and nose with a tissue when coughing or sneezing


March 24 Update

While we understand given the current circumstances, please refrain from using your feet to press the elevator buttons. Rather try using your elbows, wrist, gloves or a napkin.
